Buying a new build can be a lot more complicated than purchasing a resale home.

However, you’ll greatly benefit from working with a local EE expert who knows the neighbourhood, target audience, and can negotiate on your behalf and provide guidance and support through the entire process. 

Our team is well adversed in new construction and aware of which builders are most reputable for delivering on time, on budget and provide a high level of customer service. We also provide our market knowledge and insight to you throughout the entire process.

We understand that designing and building a new home means lots of big decisions. Our team will work with you to pair you with the best builder/designer/architect to create a home that is not only well designed, but meets all of the unique needs of your family and complements your lifestyle.

Step 1: Items to consider when starting the Process

We highly recommend that you start a vision board/pinterest board so that we can have a clear understanding of your style and vision.

  • When would you like to commence the project?
    • What’s the approximate budget you have in mind?
  • Do you have a home to sell?
  • Desired floorplan and layout
    • Desired facade/style
    • Desired level of finishes
    • Desired timings
    • Desired budget
    • Desired Location *Do we have to acquire land for you?
  • How many bedrooms are required?
  • How many bathrooms are required?
  • How much living spaces is required?
  • Critical priorities – what is non-negotiable?
  • Desirable priorities – what would you really like to include?
  • How will you define this project as a success?

Step 2: Interview Builders

We have incredible relationships with many YEG builders, so whether you looking to build an infill inner city or a home in the suburbs we will be happy to start the  preliminary research for you and refer you a builder we trust and know will take excellent care of you.

Step 3: Design

Once you’ve selected a builder the design will begin, whether you’re building a “spec home” or a fully custom home there will be different decisions to be made from an architectural and interior design perspective.

Our goal is to not only assist you during this very important stage but to make recommendations and assist with ensuring we are staying on your budget while being mindful of re-sale in the future. 

Depending on the scope of the project there will interior and exterior design decisions to be made — this is the fun part 🙂

Step 4: Final Design & Budget Approval.

Once the budget is approved, contracts are then signed for the build, blueprints, warranty and detailed specifications pertaining to your new home!

Step 5: Construction: Building Your Dream Home

Depending on the scope of work, the timeline of construction varies.
